The office is open from 8:30 to 5:00 Monday through Friday even through lunch with the exception of County Holidays.

As of June 20th 2016, the Assessor’s office requires additional, necessary information for those who apply to obtain a legal residence classification. (Applicant and Spouse)

2024 Reassessment

South Carolina state law requires that each county within the state conduct a countywide reassessment every five years. During a countywide reassessment, all real property within the county is reappraised at its current market value as of the tax control date. Current legislation requires that in the year in which a reassessment is implemented the taxable value of each parcel of real property be adjusted for improvements, gains and losses and does not increase more than 15% every five years unless an assessable transfer of interest (ATI) occurs. Florence County is currently scheduled to implement its next reassessment in tax year 2024.

South Carolina Code of Laws Section 12-43-217(A)
“Notwithstanding any other provision of law, once every fifth year, each County or the State shall appraise and equalize those properties under its jurisdiction. Property valuation must be complete at the end of December of the fourth year, and the County or State shall notify every taxpayer of any change in value or classification if the change is one thousand dollars or more. In the fifth year, the County or State shall implement the program and assess all property on the newly appraised values.”

Will my taxes increase in a reassessment?
Some people will notice a decrease in taxes, some will stay the same and some will pay more taxes. Reassessment is not intended to raise taxes, but to distribute them more fairly. Because of the 5-year lapse since the last reassessment, property values are likely to increase in values, State Law requires the local Government reduce the millage rate to what is called “rollback millage.”
A rollback millage is implemented when the overall assessed values grow. To avoid a windfall to the county, the corresponding millage goes down compared to the previous tax year. Please note that the calculation works for the county as a whole. Individuals can see increases or decreases depending on whether their assessed value increased or decreased.

What if I disagree with my property value?
Assessment notices will contain information on appeal procedures if you disagree with the new value assigned to your property. An appeal must be filed in writing with the Assessor’s office by January 15th to be considered for adjustment for the 2024 tax year.
